Chadds Ford is the heart of the Brandywine Valley, Wyeth country, where the Brandywine Museum of Art and Kuerner Farm sit along a US-1 corridor that also runs past the 1777 Brandywine Battlefield and Chaddsford Winery. It’s an affluent, historic area straddling the Chester-Delaware County line, and the paperwork tends to match: estate planning, trusts, high-value real-estate transactions, and the powers of attorney that come with managing significant property.

Trusts generate most of the notarizations I’m called out to Chadds Ford for, and the recurring failure is never the trust document itself. It’s the deed that moves a property into it. Funding a trust means retitling the house, and that deed has to name the trust exactly as the trust instrument does: the full name of the trust, the trustee’s name, and the date of the instrument, spelled and dated identically in both places. A deed to the “Smith Family Trust” when the instrument says “Smith Family Revocable Living Trust dated March 4, 2019” is the kind of mismatch that surfaces years later during a sale, when it is expensive and slow to correct.

I can’t draft or correct that language, and I can’t tell you whether a property should go into the trust. What I can do is take the acknowledgment of whoever signs, in the capacity they’re signing in, and complete the certificate to match. If you’re signing as trustee, the signature block should say so before I arrive. If there are co-trustees, all of them need to be present with their own current ID, which on properties held by adult siblings across two states is the scheduling problem worth solving early rather than on the day.

Discretion is part of the job here, and it costs nothing. I don’t discuss whose house I’ve been to or what was on the table, I keep the appointment to the people who need to be in the room, and I’m content to work around a schedule that keeps it that way.
