A few Pennsylvania specifics matter here. A financial power of attorney signed in Pennsylvania must be both notarized and witnessed by two qualified people who aren’t the agent or the notary. I’ll make sure the signing is arranged correctly so it holds up. Healthcare directives, deeds, and trust acknowledgments each carry their own signing formalities, and I handle the notarization end so nothing gets bounced later over a technical defect.
