Kennett Township wraps entirely around the borough of Kennett Square, and it’s a different animal: more than 8,000 residents spread across estates, preserved farmland, and historic villages like Hamorton, with over 300 acres of Longwood Gardens within its bounds and the West Branch of the Red Clay Creek running beneath the Chandler Mill Bridge. It’s one of the fastest-growing corners of the county, and it skews toward established homeowners, retirees, and significant property.

That makes estate work the backbone of what I notarize here: powers of attorney, healthcare directives, trusts, and deeds, often at home or at the township’s retirement communities like Kendal-at-Longwood, where residents shouldn’t have to travel to get a document witnessed. I also handle real-estate closings and land-preservation easements for the estates and newer households arriving as the township grows.

Because so much of my Kennett Township work happens in independent living, personal care, and skilled nursing, it’s worth being direct about the one judgment I can’t delegate. If someone can’t stay with the conversation, is heavily sedated, or can only respond to leading questions from a relative at the bedside, I can’t proceed, and I’ll say so plainly rather than quietly.

Willingness is the harder one, and it’s why I ask other people to step out of the room for a few minutes. Not because I suspect anyone, but because a signer who is being pressured will almost never say so with the person doing the pressuring standing there. A few minutes alone is a small courtesy that protects everyone in the family, including the relative who stepped out.

If I do decline, it isn’t a judgment about your family and it isn’t personal. It means the notarization wouldn’t have held, and finding that out now is better than finding it out in an orphans’ court hearing later. I’d rather have that conversation gently, at the bedside, than have the document fail when it matters.
