New London is one of the closest places to my West Grove base, which makes it among the quickest appointments I can schedule anywhere I serve. It’s a township with a founding-era pedigree few small towns can match: in 1743 the Reverend Francis Alison opened the New London Academy here, the free school that grew into the parent institution of the University of Delaware and taught three future signers of the Declaration of Independence. Today it is quiet, rural country, where Route 896 and Chesterville Road wind past working farms, the historic New London Presbyterian Church, and the covered bridges over Big Elk Creek.

Farm succession is the thread running through most of what I’m called out to New London for. Land that has stayed in one family for four or five generations tends to move through powers of attorney, deeds between relatives, and estate paperwork rather than through open-market sales, and those documents carry signing formalities that catch people out.
The important one, and the reason to read this before you book: a Pennsylvania financial power of attorney must be signed in the presence of two witnesses in addition to being notarized. The witnesses have to be adults, they cannot be the agent named in the document, and I am not permitted to serve as one of them. That last point surprises nearly everyone. The notary and the two witnesses are three separate people doing three separate jobs, and no amount of goodwill lets me cover two of them.
So if a financial power of attorney is in your stack, arrange for two witnesses to be at the table when I arrive. Neighbors work. Adult children who are not named as agent work. If the only people present are the principal and the agent, we can’t complete it that day, and I’d rather you hear that now than after I’ve driven out. Healthcare powers of attorney and advance directives carry their own requirements, which I’ll walk through when we meet.
Everyone whose name appears on a document needs to be present with their own current photo ID. Signing in advance is the other common trip-ender, since the whole point of my being there is to witness the signature or take your acknowledgment of it.
